LoanFitCalc is a free, independent mortgage education tool that helps you estimate your true monthly payment and compare loan types side by side.
Buying a home is confusing. Rate quotes rarely show the full picture once PMI, FHA MIP, VA funding fees, USDA guarantee fees, property taxes, and insurance are added in. LoanFitCalc lets you model all of it in one place and see which loan program fits your down payment and credit profile.
LoanFitCalc is published by the Winslow Homes team. It is an independent educational website and is not a lender. Content is written to be accurate and plain-spoken, and the calculators use typical published figures for mortgage insurance, fees, and loan limits.
The site is supported by advertising and by an optional referral to a licensed loan officer. Using the calculator is always free and requires no sign-up.
Principal and interest use the standard fixed-rate amortization formula. On top of that, each estimate applies the rules of the loan program you select: FHA adds a 1.75% up-front mortgage insurance premium financed into the balance plus an annual MIP, VA adds the funding fee at the tier matching your service and down payment, USDA adds the 1% guarantee fee and 0.35% annual fee, and conventional applies PMI priced by credit band that ends near 78% loan-to-value. Property taxes, homeowners insurance, and HOA dues are added to reach the full PITI figure rather than a principal-and-interest number that understates the real payment.
Daily rate averages shown on the site are published national averages from Mortgage News Daily and are labeled with the date they were pulled. Mortgage insurance factors, funding fees, guarantee fees, and conforming loan limits come from the published program guidelines of FHA, the VA, USDA Rural Development, and the Federal Housing Finance Agency. Those figures change, so they are presented as typical values for estimation rather than as guaranteed pricing. Tax and insurance defaults are broad national averages and should be replaced with real local figures as soon as you have them.
Guides are written in plain English for buyers, and they are reviewed against current program guidelines before publishing. Where a rule varies by lender, the guide says so instead of stating one lender's overlay as though it were an agency requirement. Where a decision depends on your specific file, the guide points you to a licensed mortgage loan originator rather than offering a recommendation.
