Every tool on this site runs the standard amortization formula for principal and interest, then layers on the costs that a rate quote leaves out: property taxes, homeowners insurance, HOA dues, and the mortgage insurance that applies to the specific program you selected. Program rules are built in rather than bolted on, so an FHA estimate includes the 1.75% up-front premium financed into the loan and the annual MIP, a VA estimate includes the funding fee at the correct tier, and a conventional estimate drops PMI at roughly 78% loan-to-value instead of carrying it forever.
Defaults are typical national figures, not quotes. Property tax and insurance in particular swing widely by state and county, so replace those two inputs with real numbers from a listing or an insurance quote as soon as you have them. Everything is editable and nothing is stored. The numbers you type stay in your browser.
